From New York Times Bestselling Author, Penelope Ward, comes a new standalone novel.
Sharing a summer house with a hot-as-hell roommate should be a dream come true, right?
Not when it’s Justin…the only person I’d ever loved…who now hates me.
When my grandmother died and left me half of the house on Aquidneck Island, there was a catch: the other half would go to the boy she helped raise.
The same boy who turned into the teenager whose heart I broke years ago.
The same teenager who’s now a man with a hard body and a hardass personality to match.
I hadn’t seen him in years, and now we’re living together because neither one of us is willing to give up the house.
The worst part? He didn’t come alone.
I’d soon realize there’s a thin line between love and hate. I could see through that smug smile. Beneath it all…the boy is still there. So is our connection.
The problem is…now that I can’t have Justin, I’ve never wanted him more.
Author's note – RoomHate is a full-length standalone novel. Due to strong language and sexual content, this book is not intended for readers under the age of 18.
5 Stars
This is really my first read by Penelope. I have read 1 other book that she co-authored.
I'm not sure where to start. Oh wait....this book sucked me in from the beginning. I couldn't put it down. I was actually sick and wanted to sleep. I was determined though to finish Justin's and Amelia's story.
Amelia and her humor is one of the things that sucked me in. Even though Justin made it his duty to ream Amelia any chance he got, she killed him with kindness and humor. She took all his negatives and made them positives for the most part.
When you're roommates with your childhood best friend and his girlfriend things can get sticky. Justin and Amelia's relationship went south years ago and Amelia has tried to make up for it. However being in the same house together over the summer only seemed to take their friendship in another direction.
The flashbacks of their childhood seemed like it was out of a Hollywood movie. Things go right, then boom something is said or done and people get hurt. Justin's and Amelia's friendship grew and they both let their feelings show. Who knew that best friends can actually make it work. Not all relationships like that are tainted after spilling your feelings for one another.
Like I said I couldn't put my kindle down. I believe I have some other Penelope Ward books to read.
5 Star Review
I was not sure what to expect from this book the only other Penelope Ward book I have read was a comedy but I love second chance romance stories and I'm so glad I went with this one.
Imagine being left a half share in a house the only problem is the person who has the other half is someone you walked away from years ago and he hates you.....
Justin and Amelia were best friends growing up, in fact her grandmother raised them both which is why they ended up with a half share in the beach house when Amelia's grandmother passed away.
But their friendship was 14 years ago can they put the past behind them and at least be pleasant to each other.
Love and Hate go hand in hand and when these two end up in the same house there is anger and rage but there is also chemistry.
I fell for Justin in a big way as I'm sure many other readers have, he is sexy as hell but he is also loyal and cheating is something he will never ever do......
Roomhate is an emotional read that is a real second chance love story . I read it in one sitting and I can't wait to see what comes next from Penelope Ward.
I was given this book for an honest review

New to the writings of Penelope Ward, I thoroughly enjoyed this book. I wasn’t sure what to expect, but I was intrigued by the description. I am a total sucker for second chances, and friends to lovers…. And this story had me hooked almost from the beginning.
The story opens with Amelia inheriting a house with an old friend she hasn’t seen in a decade. They used to be best friends, and she depended on him for everything. Something happened, and she moved away. But, you aren’t completely sure what happened to their friendship. But, she’s nervous about coming face to face with her once best friend, Justin.
Amelia’s character is warm, loving, and completely down to earth. She struggles with insecurities and fears from having been hurt. There were times I was so aggravated with her I could have screamed. You just wanted to shake her and tell her to finally tell him she loved him for heaven sake!!
Justin enters the story, broody, dark, hostile… and you know he’s harboring feelings that he doesn’t want to admit he has. And, then he starts to let you glimpse his character. Suddenly, you realize that you fell in love with him yourself.
It’s a love story that is filled with tender moments, heart wrenching fears, and oh so hot sex! I was halfway into the story before I realized I was totally hooked and anxious for them to finally put aside their fears and get together.
Justin’s final performance while on tour will melt your heart completely, when he says that Bea had taught him that sometimes the thing we fear more than anything, is really what our soul craves most.
Amelia and Justin were destined to be together, but being stubborn and proud they might never have found their way back to each other, and a love that neither had ever lost. Their life had played out, Just the Way It Was Meant To Bea.
I loved this book, it made me angry, made me laugh, made me giddy, had me crying and fist bumping… and the sex!! .... It’s everything you could want in a book and a lot more.

His eyes darted to the side, and he noticed me standing there. We just stared at each other. It was ironic, but the only times I could ever feel the remnants of our old connection were in fleeting moments of silent eye contact. Sometimes moments of silence spoke the loudest.
I left him alone again, making my way back down the hall and into the restaurant to tend to the customers I’d been ignoring.
Things really started to get busy. Without Jade working tonight, we were short-staffed, and I was having a hard time keeping up with the orders. Sandy’s had indoor and outdoor seating. Normally, I would only be working one section, but tonight I was going back and forth between the two.
It was nice out, so I knew they would have Justin performing outside. I kept glancing over to the small stage to see if he was there. It was past eight, and he hadn’t made an appearance yet.
Sometime close to eight-thirty, I was in the middle of serving a large party of ten when I first heard it: the chilling sound of a soulful voice that was not familiar in the least. He gave no introduction. No warning. He just started to sing out the first few words, followed by the strum of his guitar. The song that Justin had chosen to start with was a cover of Ain’t No Sunshine by Bill Withers.
The entire room soon quieted down, and all eyes were on the stunning blond male specimen with the spotlight shining down on him. Despite the fact that I was carrying a large round tray of dirty dishes, I couldn’t move. The vibration of his thick, smoky singing voice had completely paralyzed me, penetrating my body and soul.
Aside from the lone teardrop that fell the night he lost it on me during steak dinner, I hadn’t shed any more tears—until now. It was all too much. Hearing how different his voice sounded, how he’d trained it over the years, was a wake-up call as to how much I had missed. All of the hours of practice that must have gone into honing that beautiful voice, and I wasn’t there for any of it. The guilt, the emotions, the reality of a decade gone…everything started to pummel me at once. Not to mention the song—about a girl leaving. It probably had nothing to do with me, but in my mind, it sure as hell felt like it did.
